Pet Friendly Vacation Rental Policy

There is no need to leave your dog in a cramped kennel while you are on vacation enjoying Deep Creek Lake! Our homes welcome your dog to vacation with you for a designated fee. In most of our rental homes, pets are limited to two domestic, housebroken dogs. Sorry, kitty will have to find a friend to stay with because cats, other animals, and birds are not allowed. There is a non-refundable pet fee for each dog; this fee should appear on your contract.

Pet fees are as follows:

Up to Four Nights: $70 + tax per dog, max of 2 dogs per house
Five + Nights:
$17 per night (Weeklong $119) + tax, max of 2 dogs per house

Let us know when making your reservation if your furry friend is coming along. Pets must be registered on your contract and paid for prior to your arrival. Please review your dog owner responsibilities below:

  • Garrett County Leash Law: Dogs MUST be on a leash at all times and under verbal control when outside of dwelling.
  • Keep all dogs off furniture and beds.
  • Clean up after your dog(s) and dispose of waste properly.
  • Please let us know if your dog is aggressive to avoid injury to any property managers, inspectors or service people.
  • Please dry your dog before entering the property (after laps in the lake or playing in the rain)
  • Do not bathe your dog in any bathtub, whirlpool or hot tub.
  • Respect your neighbors (i.e., do not allow dog to continuously bark).
  • The Accidental Damage Program does not cover damage by dog(s). The dog owner is responsible for any dog damage in or on the rental property. If damage does occur, please contact the Property Management Department at 301-387-0080.


You will check in at the Railey Mountain Lake Vacations office located at 5 Vacation Way in McHenry, MD. Our location is between the Garrett County Visitor’s Center and the Railey Realty office. Click here for directions or give us a call. Our office is open daily from 9:00 a.m. until 6:00 p.m. with the exception of Easter, Thanksgiving, and Christmas Day. To make a reservation, please call us and one of our reservation specialists will help you find the perfect vacation home! All reservations are subject to an administrative fee, a 6% Maryland state tax and a 6% County accommodation tax (increased from 5% as of July 1, 2012), damage waiver, and trip cancellation insurance. Tariffs are subject to change without notice and any increases in tariffs are the sole responsibility of the leaseholder.

What is Provided

Sheets and towels are provided for the maximum capacity of the home. Beds will be made up with linens, pillows, a blanket and bedspread, and towels (1 bath towel and 1 washcloth per person) will be hanging ready for you to kick your shoes off and relax. Beach towels are not provided; please do NOT remove towels from the house. Please be sure all linens stay when you leave.All of our homes feature standard items, which include the following:

  • Drip coffee maker
  • Toaster or Toaster Oven
  • Pots and pans
  • Dishes, utensils, and glassware.
  • All other unique and specific equipment and amenities for each home are listed in the individual home description.

All units offer a telephone, which enables the caller to make local calls at no charge. Some homes have unlimited long distance service. Please check the list of amenities for your particular home. In other homes, all long distance calls are to be made collect, charged to your home phone or paid by calling card. No long distance or toll calls are to be charged to the rental property phone. The telephone number to the property you have rented is on the front of your rental agreement. If the telephone service is interrupted, we will make every effort to correct the problem but cannot guarantee replacement or repair.

Air conditioning, hot tubs, TV’s, DVD players, porch furniture, grills, docks, recreational games and equipment, and the like are furnished as a courtesy by the owner and are not guaranteed. Refunds will not be given due to breakdown.

What You Need to Bring

  • Paper products (i.e. toilet paper, garbage bags, paper towels)
  • Bath toiletries
  • Soaps & Detergents (i.e. hand soaps, dish/dishwasher detergents, laundry detergents)
  • Charcoal for outdoor grilling
  • Trash bags are not supplied
  • Pool, beach and hot tub towels
  • Specialty items such as blenders, large roasting pans, and the like
  • Winter guests renting homes with wood burning fireplaces should bring fire starters or kindling

Garrett County Vacation Rental Occupancy & Ordinance Policy

RMLV wants all our guests to have a fun and memorable DCL experience. We want to remind you of county ordinances concerning your vacation home. All vacation homes must abide by the following occupancy & ordinance policy:

Occupancy: Each vacation home has a capacity limit and is licensed to accommodate a maximum amount of people as stated in the individual home description and on your rental agreement. Children are counted in total occupancy unless they are under the age of three. Occupancy represents the total number of people allowed to occupy the property inside or outside, DAY or NIGHT. Under certain conditions, gatherings exceeding occupancy might be approved through a county exception process. Applications for this exception must be made in advance through RMLV.

Family Groups Welcome:  All of our vacation homes are privately owned; therefore, occupants are limited to family groups only. No sororities, fraternities or non-chaperoned groups are allowed. You must be 24 years of age or older to obtain a rental agreement on a property.

Noise Ordinance is in effect from 11 pm to 8 am – Disturbing the peace is a violation of both state and local ordinances. Be aware of noise levels while using an outdoor hot tub.

Parking Vehicles Appropriately – The ordinance limits the number of vehicles that can park at the property. The number of cars permitted is listed on your signed contract and our marketing materials. Refrain from parking on roads.

Trash – Guests must dispose of trash in the bear proof bins or trash containers at end of driveway or the designated association dumpster.

Hot Tub – Guests should abide by hot tub signage. People enjoy Deep Creek Lake for its serenity; excessive noise will not be tolerated. Voices do carry from decks and hot tubs.

Any violation reported to the Licensing and Enforcement Division may result in citing the appropriate party and/or eviction from vacation home without refund of rent.

Winter Reservations

Garrett County has a great amount of snowfall from November through March. You must be prepared with four wheel drive, snow tires, and/or chains. Parking on roadways is prohibited and vehicle(s) will be towed at the renter’s expense.

Firewood/Propane for fireplaces is provided for one fire per day, September 15th through April 15th. Need more firewood? Call our rental office and for a nominal fee, we will have it delivered. Please do not build large fires in wood burning fireplaces as they can cause glass doors to shatter. Please leave hot ashes in the fireplaces upon your departure. Read and carefully follow the directions for gas fireplaces. Under NO circumstances should the fire logs in gas fireplaces be removed or rearranged.

Outdoor barbecue grills are not guaranteed for any reservations from November through March due to severe winter conditions.


We can book your Deep Creek vacation one full year in advance-book NOW for best selection! Dog Friendly Deep Creek offers you FIRST RIGHTS to reserve the property you stay in this year, for the same time frame the next year. If you wish to confirm your reservation for the same property the following year, you have first right to book that property for the same dates for the next year until 5 p.m. the Tuesday following your arrival date. All properties will be available to the general public each Thursday at 9 a.m. If you wish to reserve a different home, you will have the opportunity to finalize your plans on the Thursday or Friday of your vacation. Please check with a reservationist for current rates and availability.

Rental Homes for Sale

In the event that the property you are renting is on the market for sale, we may find the need to show the property during your stay. We will make every effort to schedule the showing at a convenient time and not interrupt your vacation. As our “Thank You” for your cooperation you will receive a $10 dining certificate.


Deep Creek Lake is a growing resort community, and new construction is evident throughout the area. If you rent a home near new construction, please be tolerant of the possible additional noise and other concerns. Please realize that this situation is a matter beyond our control. Sorry, no refunds or moves will be made.

Lakefront, Split Lakefront, Lake Access, and State Park Pass

Deep Creek Lake is surrounded by a buffer zone which is protected by the Department of Natural Resources. The DNR regulates the cutting of trees, the construction of permanent structures and the general use of this buffer zone. These regulations protect the integrity of our lake and ensure that the natural beauty of the shoreline will continue.

The term Lakefront refers to any property that borders on this buffer zone. The distance between the water and the house may vary from 20 yards to 200 yards. Lakefront means you have access to the water for swimming and you can go directly from your door to the water with no road in between. Lakefront does not necessarily mean you have a view of the water for much of our shoreline is wooded.

Split Lakefront means that the property borders on the buffer zone but there is a road between the house and the water. The property owner owns the land on the other side of the road but you must cross the road to access the water for swimming. You may or may not have a view of the lake.

Lake Access means simply that you have a place to access the water for swimming. The property owner does not own the access area. You may be able to walk to the water or you may need to drive to the area. You may have a view or you may not have a view.

State Park Pass Access means that participating properties offer a state park pass (1 pass for homes with 2-3 bedrooms or 2 passes for homes with 4-6 bedrooms). The Park Passes are available only for weeklong reservations during the 3 summer seasons. Each park pass will allow 1 carload of people to access the beach and hiking trails at Deep Creek State Park.

Please ask our reservation specialists any specific questions regarding these items. They will be happy to assist you. On our web site, we have provided a picture of the view towards the lake during the summer months for our lakefront properties and some of our lakeview homes in the “additional photos” section.


Docks may be private or community. Docks are not guaranteed for reservations between Labor Day and Memorial Day. Please call the reservations department to verify dock availability. The Department of Natural Resources requires all docks to be removed from the water by December 1st.

A private dock is accessible only to the occupants of the single house and may accommodate 1-2 boats depending upon the Dock Permit issued by the Department of Natural Resources. Please contact our reservation department if you have any questions regarding this. The owner’s boat may be docked at the pier but is not available for the guest’s use. Please do not disturb or board the boat.

A dock slip means that a number of houses have use of the community dock. Each property has access to one slip. Please use the dock slip assigned to your house.

Boating Regulations

There are several regulations regarding boating and personal watercraft usage on Deep Creek Lake. For example, a vessel may not exceed 26 feet in length, except pontoon boats, which may not exceed 30 feet. Please call the Garrett County Chamber of Commerce, or the Maryland Department of Natural Resources for a list of specific regulations.

Hot Tubs and Private Pools

Many of our homes offer private hot tubs and pools. Homes with private pools accept only week-long reservations June 1st through Labor Day. For week long reservations, a hot tub technician will stop by the home to check the hot tub and make any necessary adjustments. Private pools require daily testing by our certified technicians to provide optimum water quality. These tests are required by our county government to insure your safety and enjoyment.

All private pools are equipped with an alarm and/ or safety cover. This is required by building codes. Dismantling the alarm is considered willful damage to the property and is NOT covered by the Peace of Mind Protection Plan. The minimum charge for dismantling the alarm is $500. The lease holder is financially responsible should anyone in their party, dismantle the alarm and/or the pool safety cover. The lease holder is also fully responsible for any circumstances that could occur should the alarm or pool safety cover be rendered

If there are any problems with the hot tub and/or swimming pool including any mechanical, electrical or chemical problem, please call the property management office of Railey Mtn Lake Vacations at 301-387-0080 immediately. Do not enter the hot tub and/or swimming pool.


All homes are individually owned and reflect the personal tastes of each owner. Every effort has been made to ensure that our descriptions, rates and amenities are accurate. However, we cannot be held responsible for changes made by owners to furnishings, rates, and equipment or printing errors. Our homes are well maintained and very clean, but understand that these are unique and intricate homes, which, just like your own, experience a wide variety of unexpected breakdowns.

The essence of your vacation is to enjoy yourself, so we will make every effort to remedy “displeasing” situations and correct any problems you may experience in a timely manner. We have a full-time maintenance department ready to serve you, so please report any inoperative equipment or problems to our Property Management Department promptly. Please understand that certain emergencies do take precedence. For after-hours emergencies, you can call our local office phone number of 301-387-2124 and follow the directions for paging our on-call staff. This is for emergency maintenance situations only! For medical emergencies, dial 911. For non-emergency situations, please call during office hours or leave a detailed message. You can expect a courteous and professional staff to help remedy these situations; however, refunds will not be issued due to malfunctioning equipment or other guest dissatisfaction.

Check-Out Procedures

Your vacation is nearing an end and we know it is hard to leave, but please check out according to the time listed on your rental agreement so the property can be prepared for the next guest. If you have any questions regarding your checkout time or procedures, do not hesitate to call our office.

Please make sure the following items are completed prior to leaving the property (a complete list is noted on your key packet as well as your rental agreement):

    • The following communities have a community garbage dumpster. All trash must be bagged and placed in the dumpster.

    • Garbage bins should remain by the street at all times, for all properties except those listed above. The trash should always be bagged and placed in these animal-proof bins.
    • Wipe out and empty the refrigerator and the cupboards of all items you brought to the house.
      Wash and properly put away dishes.
    • Gather all of your personal items. We will not be responsible for any items left in the home. Items returned will include a $25 fee plus postage. Lost and found items unclaimed after thirty days are donated to a local charity.
    • Leave furniture and TV/VCR’s arranged as you found them.
    • In cold weather, please leave the thermostats turned on, leave the hot tub locked, leave hot ashes in the fireplace and close doors to fireplace.
    • Please do a final walk through to check that doors, windows, and skylights are closed and locked and that all lights are turned off. Please pay special attention to outside flood lights.If you are leaving before the rental office opens at 9:00 a.m., you may leave your keys in the locked key box at the rear of our office.

Late Arrivals

If you will be arriving after office hours, please make sure your rent is paid in full. Keys will not be put out in the after hours box unless the payments have been made and we have received a signed contract. It may be necessary to come in to the rental office the following morning to sign necessary paperwork or credit card slips. Keys and directions to your vacation home will be in our locked key box located at the rear of our building. In order to offer more secure after hours access, this area is enclosed, well lit, and monitored by a security camera. The key box combination is printed on the front of your rental agreement and can be accessed when our office is closed.


The holidays are wonderful times to get together with friends and family-why not make a vacation out of it! The following holidays are a three-night minimum stay: President’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving and New Year’s Eve.

Rental rates for any reservation over the Thanksgiving holiday are 15% higher on all properties.


The maximum number of persons allowed in the vacation home is designated in the individual home descriptions and on your rental agreement. Children are counted in total occupancy unless they are under the age of three. Occupancy represents the total number of people allowed to occupy the property inside or outside, daytime or nighttime. Any party exceeding this number will be immediately evicted without a refund.

Family Groups Welcome

All of our vacation homes are privately owned; therefore, occupants are limited to family groups only. No sororities, fraternities or non-chaperoned groups are allowed. Guests must be 24 years of age or older to obtain a rental agreement on a property. Should a group misrepresent themselves, they will be evicted immediately without a refund.


We do not accept money orders (including international money orders), cashier’s checks, treasurer’s checks, certified checks, official bank checks or traveler’s checks.

Credit card users please note: We will only accept payments by credit card if the card is issued to the contract holder. No third party credit cards will be accepted. Upon arrival, please present the credit card used to charge the stay as well as at least one form of photo identification.

    • Payments for arrivals beyond 30 days: Payments may be made by personal check, business check, cash or credit card (Visa, MasterCard, Discover, or American Express). Make payments according to your payment schedule listed on your contract.*Note: We do not accept post dated checks.
    • Payments for arrivals within 30 days: Full payment is due at the time of booking by cash (U.S. currency only) or credit card (Visa, MasterCard, Discover, or American Express). Personal checks are not accepted within 30 days of the arrival date.
    • Please remember to put your reservation number on your check.
    • Please mark your calendar with your payment schedule, as we do not send out reminders.
    • If any deposit or portion of the deposit is not received by the specified due date, your reservation may be cancelled and the property released for general sale. A $45 bank charge will be assessed for all returned checks.
    • A confirmation lease agreement will be emailed or faxed to you. Please read the lease carefully, sign both pages and return it along with the other appropriate paperwork by the due date.
    • Many of you will vacation with other family members or friends, but only one person signs the lease. We hold the leaseholder responsible for payment and for all of the responsibilities spelled out in the lease.

Travel / Lodging Protection Plan

The unexpected ‚ extreme weather, injury or illness ‚ does happen and may necessitate the cancellation of your travel plans. It is because of the unexpected, Railey Mtn. Lake Vacations & recommends that you consider “Travel/Lodging Protection Plan” to protect your vacation investment. The Travel/Lodging Protection Plan, provided by C.S.A. Inc., covers certain unexpected illness, injury and other unforeseen reasons for trip interruption and/or cancellation. The fee is added to your reservation as an optional item. If you do not wish to insure your travel plans, you may deduct the insurance premium. A complete information pamphlet will be sent with your reservation contract. Coverage is not in force unless payment has been made for this plan. Our staff will go over the rate schedule with you when you are making your reservation. Cancellations & Reservation Charges

Sometimes cancellations are unavoidable, and we will do our best to re-rent your reserved accommodation for the same rate and time period. All cancellations or reservation changes must be made in writing. Cancellations incur a $150 fee, and a $50 fee is applied for reservation changes. Only the leaseholder can cancel a reservation. Deposit money (minus the administration fee, cancellation fee and Travel Insurance payment) cannot be returned unless the property is re-rented at no loss to the owner. If we are unable to re-rent the property, the full advance payment will be forfeited. Please note that we offer a Travel/Lodging Protection Plan, which can help protect your investment in unforeseeable circumstances.

Early Check-In & Late Check-Out for Summer

Do you find yourself eager to get your vacation started as early as possible? On departure day, is it tough getting those kids out of bed and packed up before 10:00 a.m.? We have a solution. Plan ahead and request an early check-in and/or a late checkout. For a reasonable fee, you can arrive 3 hours before check-in or stay 3 hours past checkout. Avoiding the busy front desk is an extra perk. Arrangements must be made and paid for at least 14 days in advance for early summer, summer, and late summer reservations and 3 days prior to arrival in all other seasons. This program is limited to specific properties and to a specific number of requests each week. Early check-in and lake check-out during June, July and August is not available for 6, 7, 8 and 9 bedroom houses and houses with swimming pools. Please contact the Reservation Department for more details.


According to Garrett County Transient Vacation Rental Unit ordinances, there are a maximum number of vehicles permitted at each rental property. Parking on roadways is prohibited and vehicle(s) will be towed at the renter’s expense. Refer to your rental contract or to locate the maximum number of parking spaces for the home you are renting.

Check-In Procedures

In Early Summer, Summer and Late Summer, check-in days are Saturday and Sunday. Please note in each individual brochure description which check-in day applies to your vacation home. The check- in time is 4 p.m. year round and is noted in your rental lease. With the size and complexity of our homes, our housekeepers need every minute of the summer seasons 10 a.m. to 4 p.m. window to ensure the cleanliness of your vacation home. Please do not interfere with their work or pressure our staff to allow you entry before 4 p.m. It’s a big job and everyone does their best to get you into a clean and inviting home. For your own security, do not enter the home or use hot tubs until you have received the keys from our office. Do not plan on buying groceries before check-in. We cannot let you check in early nor can we provide refrigeration facilities. In unusual circumstances, it may be necessary to delay occupancy beyond 4:00 p.m., until your home is ready. While you wait, enjoy the lake, put your boat in the water, visit our many shops and restaurants or take advantage of our beautiful state parks. Our office staff will be happy to assist you with ideas of fun things to do while you wait. Upon check in, please be prepared to present your photo identification and any credit cards used to make payments toward the reservation.


You will be given two sets of door keys (and a hot tub key if applicable) in your check-in packet. Keys will not be given to anyone under 24 years of age. Please be sure to return all keys to our rental office upon checkout. For those staying at Ski Harbor, a $50 charge will be assessed if the key for the Ski Harbor swimming pool is not returned upon check out. Some properties are equipped with keyless entry. Upon check-in, you will be given a time and date sensitive code. Please share this code with members of your party.
